Cash-Out Refinance
A cash-out refinance replaces your mortgage and lets you convert part of your home equity into cash at closing.
What is a cash-out refinance?
A cash-out refinance pays off your current mortgage and creates a new, larger loan so you receive the difference in cash (within loan-to-value limits). You are converting equity into liquidity and restarting the mortgage clock on the new balance.
Who considers cash-out?
Homeowners consolidating higher-interest debt, funding renovations, building reserves, or covering major expenses often compare cash-out to a home equity loan or line of credit. Each structure has different underwriting and payment profiles.
What should you weigh carefully?
A larger balance means a different payment and less equity cushion. Closing costs, occupancy rules, and how the cash will be used all matter. We treat this as a full refinance decision, not a quick withdraw.
What should we compare next?
If you only need a modest amount and want to keep your first mortgage, a home equity product may be worth comparing. If the goal is mainly a better first-mortgage structure with little cash, rate-and-term is usually the cleaner lane.
