Loan program
Bank Statement
Bank-statement loans document self-employed income using deposits rather than traditional tax-return overlays alone.
What is a bank-statement loan?
A bank-statement loan is a non-QM or alternative-documentation mortgage that uses business or personal bank statements to support income. It is aimed at self-employed borrowers when standard tax-return income does not reflect how the business actually cash-flows.
Who should consider it?
Owners who write off aggressively, newer businesses with strong deposits, or borrowers with complex entity structures often land here. It is not a shortcut around credit or reserves—those still matter.
How is income calculated?
Underwriters review months of statements, identify eligible deposits, and apply expense factors or P&L support depending on the program. Consistency and explanation of large deposits are critical.
What should we compare next?
If tax returns already support the payment comfortably, full-doc conventional is usually cleaner. If write-offs crush documented income, bank-statement is where I would start the comparison.
